It doesn't really matter what your/the seller's appraisals are. It only matters what the buyer's/lender's appraisals are. Getting your own appraisal is only useful for helping determine price. But you (or your agent) can easily get this by looking at recent comparables sold in your area because this is the bedrock of how an appraisal is done - looking at recent comparables in your area. Finally I am also a big fan of firing your agent. It's always good to pull the rug out from someone or at least make sure they know thay you have no problems doing it. |

It really depends on where you are and what your market is like. If you are in Los Angeles the strategy for getting around this I think is different than if you are in Ann Arbor. That being said what you should do... 1. Have the buyer find another lender who will do their own (another) appraisal. Some banks are more risk averse and will have accordingly tighter appraisals. Other banks are hungry for deals so will 'appraise' things at the sales price to get the deal. I know from recent dealings that Citibank was very tight fisted. Wellsfargo or Bank of America appraised things on value no problem. Look into working with a smaller local mortgage broker as well. Sometimes they can be more personal and responsive. The buyer SHOULD be working with multiple lenders to get the best appraisals (not stymie their deals and lose the house they want) and potentially get the best terms on their loan. Just because you are pre-qualified with a particular lender does not mean you need to close a loan with them. Most homebuyers don't realize this and don't do this.. and just go with their bank and take whatever is offered which is a mistake IMO. Sure it is a pain in the ass to go through the paperwork and provide all the documents to multiple entities but they really ask for the same stuff by in large. So just make duplicates of everything as you go and when you want to throw another hat in the ring, drop the file on them and let them do the work for your business. I digress.... 2. Go with/contact the other buyers again for the same reason that they may have other lenders and therefore better appraisals. Also one of these buyers may really like the property and may have the extra cash to cover the difference. You never know. The fact that you had multiple full price offers in a short period of time bodes well for you. Your agent should be able to contact the other offers quickly. You should do both #1 and #2 at the same time. If your agent can't do this, Think about finding another agent. Or better yet do a for sale by owner. i did and it went great. 3. Otherwise just sit for a few months. Appraisals lag an upticking market as mentioned above. If you legitimately had the interest in your property now, you will have the interest later. |

Delany should have struck a huge sponsorship deal with Miller Brewing Company to sponsor the whole conference, the divisions could have been renamed to "Tastes great!" and "Less filling!" The championship game could have endless stadium and television promotional opportunities. He really missed the boat on that one. Think about the constant screaming of those lines plus the beer commercials a la Super Bowl. |

If we do lose, what the hell do you expect to happen on here anyway? I mean its an internet sports blog for crying out loud. You may as well tell us all to not feel bad, or upset, or even angry as if it's not justified. Granted it is just a game but it is one we are all obviously passionate about, and I would say that passion is definitely part of the game. If you don't like those posts, don't read them. Better yet if we lose don't visit the site until spring football. But I think the board police/hall monitor undertones have gotten way tiresome. The REAL question which others have mentioned and I find equally as odd, is what the hell do you care about MSU so much that you would read their blog? |

That sucks she did not get in but I really don't think extracurriculars mean as much as people think unless you did something significant not just be a part of some club or sports team. It's great that people are sharing their admissions experiences and comparing numbers but I think a very valuable bit of info is either what year you applied or when you graduated. Seems to me that admissions conditions changed a lot over the years in terms of number of applications, the affirmative action thing, plus in and out of state tuition to name a few. I'd be curious to know how average GPA or SAT/ACT scores trended over the years.... |

From what I recall Woodson won the Heisman because he truly was the most outstanding player that year. How many times did he pick the ball off when the opposing team tried to throw the ball his way? A lot.... and at least a few times right in the endzone. Not to mention the ridiculous one handed interception, get the foot in bounds, pick of the throw intended for the 3rd from against State. He made a real impact on special teams also. While his cameos on offense were memorable, I do not think they were relatively as outstanding as his defensive plays. I bet he would still won the Heisman had he not played offense. I definitely can't see Teo justifiably even coming close to the Heisman. There have been many other dominant linebackers through the years and no one seemed to talk about them seriously. He's only in consideration because there really isn't anyone else. I've always believed the Heisman should only be given out the years where it was really deserved. Kinda like our #1 jersey. It should not be given out every year. Of course what would all the talking heads speculate about then? This year is definitely one of those years that no Heisman should be given out. |

An excellent post and analysis. The quality on this blog never ceases to amaze me. It will be fun to see if your analysis comes true for your stated reasons. As with any prior talks and happenings in conference realignment, it seems there has always been a significant domino effect. It will be interesting to see what happens to other conferences especially with schools who feel their position is threatened. With all the anti-ND sentiment recently with their improbable complete F-ing BS lucky season (it makes me angry thinking about), if the ACC implodes I would have to believe that this will definitely leave them out in the cold. At this point I don't care who wins the MNC or which conference they come from.... Please just NOT ND. |

Yea I found Mike Mayock to be comically bad. The announcers were totally biased which wasn't a surprise but it still made it especially irritating when things weren't going well. And yes, Mayock would not shut up. He would just say things as a matter of fact and often times what he was spewing was patently false. The Omameh late hit was a perfect example. He 100% did not see what the penalty was, so what does he do? He launches into Omameh about what a stupid penalty... only the replay shows Mayock does not know what he is talking about. Also how many times did he call Denard Devin? Idiot!!!!!!!!!! Plus he looked really angry with that old man furrowed brow anytime the camera was on him. That with the bad plastic surgery on that freak Hammond...NBC has got themselves a real winning crew. |

Aside from the turnovers and a few painful events (whistle from the stands), offsides, taking some bad sacks deep in their end, our offense moved the ball very well against them. Also our defense I thought overall played very well. I'm in the minority on the Vincent Smith interception also. I really liked the call. It is easy to label this "a trick play" with therefore bad connotations but with the way the ND linebackers were crashing down on the run this was a perfect response at a perfect time to uncork this on them. It really was just the execution, Smith simply needed to throw the ball more to the outside, not just hang it up for grabs inside. Either its caught or its incomplete.... Also I don't really blame Borges as Mark May and others are doing. Again his offensive plan was working very well. Borges still has to rely on Denard to not make those mistakes. He is still the quarterback, he has to throw the ball, BUT he has to know when to throw it away versus getting it intercepted or taking a sack. Or know when to tuck it and scramble for what he can get - none of which it seems like he does at all. On pretty much all of those picks he is clearly not setting his feet bc he has pressure in his face. That right there is how to beat Michigan. Come all out against Denard, speed things up for him. You will tackle him running or you will almost certainly force a bad throw. The other critical mistake was not throwing the ball in bounds for Gardner to even have a chance to catch it on the play he got hurt. I don't expect he would catch it though. He hasn't shown the Hemingway ability to catch a ball in traffic with any expected contact. Again Denard not getting time and Denard not setting his feet. Those interceptions were all on Denard. The fumble was just crippling bad luck. I mean we were really in this game late despite giving the ball away as much as we did. I thought we were going to win up until that fumble.... |

We lost the game on our Dline. How many tackles did those guys, as group, have all game? Like 5? That's not going to get it done. And talk about tackling.. just bad tackling by everyone. We didn't seem to tackle anyone on the first opportunity. Always the 2nd or 3rd try. LOTS OF YARDS AFTER CONTACT. No mention of ANY of the linebackers. Jake Ryan after that first series? Demens was 100% absent. Desmond Morgan? Was he in the ballgame? Gardner's instincts are NOT at receiver despite the hype. On that jump ball early that he could have caught, you could see him putting his arm out in preparation to protect himself from the fall...that's not going to get it done. Not only did we get routed in bad fashion we got Denard dinged pretty good, who knows about losing Countess for how long (ACL?), and then Lewan to ice the cake. Very costly game for us to play. I did notice on pass protection we consistently kept Denard clean, but running the ball stunk. Too much east-west running. |

Yeah I agree this is relatively irrelevant because Sabans gameplan is not going to change. On offense he is going to run the ball right at our D-line and then work some dink and dunk high percentage stuff for McCarron either out to the flat or play action over the top of our linebackers. On defense he will be playing a lot of man to man coverage, stacking the box against whoever and Denard. Denard is going to have to make them pay throwing the ball downfield. |

Totally understand the mentality. It's like when one seriously starts dreaming what they would do when they win the lottery. Reality is he's small and not a great shooter. I don't get why he is being considered to be in the NBA in the first place. He is an average to above average player and they are a dime a dozen. If he goes I bet he is undrafted. Just a brief overview of the quality of recruits for the year, people they whiffed on, positions of need that they filled, and where they may be thin on depth sort of thing. As much as I love reading about the future of Michigan football, I'm far less interested in this with respect to our rivals and much more interested in their current starters and the current state of their team. Why waste time and brain cells on some of these guys who will inevitably flame out, transfer, or flat out disappear before they even hit the field? |
