1 day 21 hours ago	We've done the LCD thing several times.	As someone who has sold properties on LC, I would suggest you never ever rent your properties. With a LC, the buyer is responsible for repairs ( ie furnace goes out, water heater etc). I would also suggest you remain close enough to check up on the property and only agree to the LC if the buyer has a decent down payment and is willing to do a direct deposit for their monthly payment. Also, have yourself listed as an additional insured on their home owner policy and figure out what the monthly taxes are and add that to the payment so you don't get stuck paying the property tax out of your pocket.

4 days 15 hours ago	As an alum of EMU, ( I didn't	As an alum of EMU, ( I didn't attend Michigan because I wanted smaller class sizes) there are a couple of items that are part of the problem that are unique only to EMU. The first is not so obvious, but when I was there from 88-92, the forced mascot change from Hurons to Eagles angered the vast majority of students and alumni. To this day, I refuse to give a single dime to EMU over this. Maybe you think that is petty on my part, but you don't mess with tradition in my eyes. Especially when the group of people complaining is comprised of about half a dozen people, none of whom were Native American. Secondly, EMU can't grow athletically because they are in the shadow of Michigan. 7 miles is just too close. Would you rather see Michigan vs Minnesota or EMU vs Buffalo? No brainer for me. Compare EMU to WMU. WMU attendance isn't 100,000 a week , but I would guess they average at least twice what EMU does.

Most of them were playing high school ball this time last year. I know they won't let Beilein go, but who would you go get if they did??

9 weeks 5 days ago	Boy you guys are really showing your youth!	Complaining about Carr's offense and lack of passing? None of you sound old enough to remember seeing number 7 on Ricky Leach. He wore number 7 because that was often the total number of pass plays Bo would allow in a game. I know, I know, that was a different era, but the basis of the game is the same today as it was then. Win the battle at the line of scrimmage by beating your opponent into submission. Hit them harder than they do you over and over and over. By the fourth quarter, they will either die or give up.

11 weeks 3 days ago	That was great!	I work in Lansing an am one of about 5 Michigan fans surrounded by about 65 Spartys. I bet one guy on that football game an he told me he wanted 42 points. I agreed. MSU took the opening kickoff down the field and kicked a field goal. Michigan scored 48 unanswered points and I took his $20! Miss those days!

13 weeks 4 days ago	Welcome to the club!	I tore mine at 19. The surgery was more I trust e back then. My advice, if you wish to remain active is to have surgery. The recovery takes time, but I can do all kinds of stuff without a brace, including firefighting.

Don't get me wrong, I hate seeing them lose just as much as the next Michigan fan, but really? Those of you who are flaming need to answer one question. Have any of you ever seen a vagina? Which ever poster said they overachieved the last two years is right. Two years from now you will see the fruit of all the hard work put in under Hoke and Company. Until then, stay patient.

Mercury Hayes caught the game winner about 30 feet from where we had been sitting. I was there with my two older brothers and a brother in law. Was humid and about 100 degrees and my oldest brother started feeling sick, so we left. I haven't left one early ever since.
