Regarding the bubble...  Colorado, especially the Front Range (CO Springs to Ft. Collins) has seen double-digit appreciation for the past six years.  The fundamental driver is demand - people move to Colorado more quickly than new housing is created.  As long as there are good jobs and quality of life, people will keep moving to CO and housing values will hold.  I don't know anyone who can say with authority whether that is a good assumption or not...

In contrast, the market in the mountains (specifically Steamboat) is red hot right now for different reasons.  There are some remote workers buying homes, but most of the demand is driven by investors and second home buyers who plan to vacation here and Airbnb / VRBO the rest of the time.   I would be much more cautious buying a home in the mountains for that reason.  We've already seen downward price pressure on Airbnb nightly prices compared to 2 years ago as more and more properties hit the platform...

All that said... we've just decided to sell a property west of downtown Denver because the prices this spring are ridiculous.  We might not hit the top, but I'm ok with that.  I read as much as I can about the markets but my hunch is no better than anyone else's.

My grad school increased acceptances in 2009 when giving was down. The variable cost of incremental students is low. Perhaps they are anticipating tougher financial times ahead.

When I was younger I had my athletic career cut short by a diagnosis of aeortic stinosis with mitral valve prolapse.  They told me never to do any heavy lifting or pushing again. 

In grad school I went in for a check-up at the university hospital. They could not find the mitral valve prolapse and said the stinosis was insignificant.  I did a stress test - still nothing.  At that point they had the Chair of the Department of Cardiology review my EKG, ultra-sound and stress test results.  She said that either my heart miraculously healed itself over the years, or my local cardiologist mis-read the EK and ultrasounds when I was younger.  I'l never know for sure what the story is, but I trust the more recent findings and I've been making up for lost time ever since. 

One remaining pain in the ass - my medical history shows my (mis)diagnosis so I pay through the nose for life insurance.  I am hoping that I can reapply in a few years once that medical history ages.

You all have covered my favorites so I will add my pick for best future National Park:

Flat Top National Park - I hope it happens in my lifetime. Currently the Flat Tops Wilderness, it is an old shield volcano with canyons cut into it, resulting in a huge plateau or rolling tundra over 11000 ft, paired with beautiful lakes down below. There are no roads through the middle so it is almost 150 miles to drive around if. That also means there is an intact ecosystem on the plateau with the largest elk herd in the lower 48 - larger than Yellowstone. I visit every year after ice out to fish the native cutthroats, and again in late July to see the wildflowers.

MSU’s espoused values are meaningless when the value enacted by leadership is to maximize benefit to the university, at all cost. The culture is amoral.

We didn’t have the sideline-to-sideline speed to defend elite skill position players. Coach Brown was the perfect guy at the perfect time to transform our defense to what it is today. I think 2018 defense will give us a chance to win every game, but they’ll need some help from the offense.

Many companies distribute bonuses in March/ April and people often wait to leave until after they get their bonuses.

I am an independent consultant so I am not looking but I see this happen at clients every year.

$1 billion potential liability hit to the balance sheet is just the beginning.  Depending on how the Title IX investigation ends up, they could lose up to $450 million a year in funding (15% of operating budget).  Either of those would certainly impact their ability to repay long-term debt.

They are preparing for a fight.  The Engler hire fits the pattern.  Opening an investigation into Sue Carter was a pre-emptive warning to other faculty who might be considering sharing anything they know - for example about academic fraud / eligibility issues.

The are holding on to power as a means of containing damage to the brand.  In doing so they ensure that no real change takes place.  In the last 24 hours MSU has appointed an insider to be interim president and opened an investigation into 25 year old accusations against Sue Carter (faculty who spoke out against MSU).  

They still don't get it.

This is a leadership problem more than it is a football problem.  There is no way Speight can walk back into the lockerroom, tail between his legs, and take the starting QB position back.  

If it isn't Patterson, I hope Dylan McCaffrey is ready.  UmBig11 said awhile back that he has put on 25-30 lbs since enrolling.  He has great poise and decision-making, he just needed the strength.
