2 days 7 hours ago	appraisal clause	It is possible to add an appraisal clause to your sale contract that says that the sale of the house is NOT contigent on the appraisal.  What this means for the buyer is that they are essentailly agreeing to cover the difference between the sale price and the appraised price with cash. If you have three full price offers, there's a chance that one of those buyers would be willing to do this.  We have been looking for a house in Ann Arbor for months, but the market is like sharks... we used this clause in our contract so that we would have a chance against "all cash" offers which have been blowing us out of the water all month.  The last place we offered on had EIGHT offers, four all cash.  The Ann Arbor market has exploded.

4 weeks 1 day ago	I think the greater point is	I think the greater point is that any large university campus is going to have its share of hot women.  The only thing that may vary is the proportion of the female population that's hot from institution to institution.  But the relative proportion of attractive women is really only relevant to average Joe's in terms of increasing their chances of "making it" with someone out of their league. Football players, on the other hand, would seem to have their "pick of the litter" due to their status on campus, and therefore, it is illogical that they would use the relative proportion of hot women on campus as a factor in college choice.
