if you transfer the house to an LLC, the mortgage holder can and probably will call the loan due since the entity they loaned the money to no longer owns the house. |

is not determanitive. relist the property and a different appraiser for a different buyer will get you a different number. also, your realtor needs to work for his/her money, and that means they need to be able to accurately articulate why one lame appraisal ki-boshed the sale of a house that had 3 full price offers. sounds like one appraiser, picked at random, screwed the pooch. renting out your house, especially from a distance, is a risky path. most will trash your residence. also, if you do rent the house you need to scrupulously follow the michigan landlord-tenant laws about what the lease must and must not contain. land contract can work, but it doesn't solve your problem of having a mortgage on the 'old' house while you acquire new housing. if you get a substantial downstroke though, it can give you some financial cushion in case the would-be purchasers go sideways on you, and it can give the purchasers sufficient incentive to treat the place right and want to follow through with the deal.

as cooks, waiters thing. enjoyed it and they did a great job. oldest even prepared a legit menu for us to order from with a few choices of entrees and desserts. tonight will cook steaks for mama and i, the kids get burgers. not to worry, they come from our cows, raised on our hay, non-gmo corn, aged just like i want and butchered up by me and the oldest sons so they are very enjoyable and excellent nutrition. fire going in the wood stove as it is still snowing up here in northern michigan. most has melted, but yesterday and this morning we were completely blizzard covered white out conditions off and on. |

even if he gets convicted of the residential burglary (PC 459) will still get some jail time and probation, not prison. this offense is serious and as others have commented, really could have ended up with someone dying. if people are that interested i can try to gather more details. my old stomping grounds, willing to bet somebody on my old football team is the one who ran him down. we had a couple of shut-down corners ourselves, guys who did play pro before going into law enforcement. and i'll bet $ right now drugs had something to do with it - either t. young was high, or the house he wanted into was thought to be holding them, but drugs are in there somewhere. |
